What should I consider when purchasing land to build on?

How do I begin the design?

You meet with the CIB team and express your needs and thoughts regarding design or just what you have in mind. Then designers will begin putting these ideas on paper and drawings, changing and revising them again and again until the CIB team is ready to have you review them. Once you have reviewed the drawing we will make changes that you wanted to make and then have you review them again. The result is a quickly refined project ready for pricing.

What determines the cost of the project?

The project cost is determined by the complexity of design & time constraints, materials used and engineering requirements. This is why design / build is the most cost effective method of construction. Because this allows your construction professional to bring together cost effective materials and design into the campaign towards the completion of your project.

I want a specific look on my building, how do I get that?

Let the CIB design team know what you want in the design meeting and they will work find the specific materials or possibly a more cost effective one to achieve that look.

How long will design take?

Most projects the initial design (floor plan, elevations and site plan) only take about a week to complete given there aren’t any scheduling conflicts.

What type of construction does CIB do?

We design and do all types of construction, but what we do best is design as closely as possible to your specific budget requirements.

Once the design is complete what other decisions do I have to make?

You will get to pick the colors of paint, wall coverings, stain colors, flooring selections, exterior colors and many other choice for your specific project. If you need help with those we can enlist the help of an interior designer to help make those specific choices.

Can I visit the construction site?

We ask that you do visit the site often just be aware of the dangers and help us to keep you safe. Visiting the site will make you more aware of the work involved in bringing your project to fruition, but also may give you more insight as to how materials and the finished project will appear.

Does CIB use “green” building design concepts?

The answer is yes, we want to make your project as environmentally friendly as possible.

Are there materials and products that can reduce my operating costs?

Absolutely, we encourage the use of products that minimize the impact on our environment and reduce your overall operating costs and maintenance.

Does CIB provide financing?

The answer is no, but we can point you to several local banks and institutions that do financing and are familiar in working with CIB on projects of this sort.

Will I need an appraisal?

In most cases if you are arraigning financing your lending institution will order an appraisal, this insures that you are paying what markets costs would be for your project.

Can CIB help with land acquisition?

Normally we do not get involved in the land purchase, but we can direct you towards several very capable local commercial real estate agents.
